Suncoast Inspections has on several occasions inspected the entire building for an investor and discovered the roof required replacing. The investor then hired us to write the specifications for the new roof, provide 3 bids from competent, licensed local roofing contractors and then hired us to oversee the completion of the roof replacement. TPO (Thermoplastic Polyolefin)
The photo above is the newest product for large commercial roofing, TPO (Thermoplastic Polyolefin). It is mechanically fastened or self-Adhering. Depending on the condition of the existing materials, at a minimum, it typically requires a recovery board or additional layer ISO (Polyiso insulation). It is cost affective but one of its disadvantages is it is relatively new technology. It has been around prior 2000 but it had issues with durability. Manufacturers were leaving out some of the expensive additives, consequently, the product was removed from the market. However, it is now making a comeback. Manufactures offer a certified 20 year warranty.
TORCH DOWN MODIFIED BITUMEN
Above are two examples of a Torch down roof. It is a type of roofing that consists of levels of modified bitumen–similar to asphalt–heat-adhered to layers of fiberglass. Used only for flat or nearly-flat roofs, torch down roofing is an excellent means of preventing moisture build-up and obviating the need for constant maintenance. Different versions of this product have been around for over 50 years. Most manufactures offer a 15 year warranty with optional 20 year coverage.
There are a wide range of metal roofs ranging in style, quality and fastening options, as well as, the thickness of the metal, how it’s coated, and exposed fastening verses hidden. Metal roofs are sold having 30-40-50 year’s life expectancy but they are only as good as the membrane under the metal. The metal will last, however, the membrane underneath will fail first. Exposed fasteners will corrode and the neoprene seals will fail after 15 years. Replacing fasteners can cost as much as $5.00 each. Standing seam roofs are more expensive but will last longer than the corrugated roof.

These products are sold as an alternative to re-roofing but are only a temporary fix. The best use for these products is to apply them while the roof is less than five years old. It will extend its life expectancy.
