Suncoast Inspections.com founder, Chris Miller, has conducted over 12,000 video-taped inspections, from yesterday’s treasures to today’s state of the art estate luxury homes and high-rise commercial buildings. Chris is licensed by The Great State of Florida for Building and Mold Inspections, Certified by the American Society of Home Inspectors (ASHI), and the Florida Association of Building Inspectors (FABI). In addition to being the first inspector in the Tampa Bay area to become a Certified Level 1 Thermographer, Chris was also the first to become a Certified Mold Inspector/Technician and is a member of the Indoor Air Quality Association (IAQA), the International Code Council (ICC) and a Florida State Certified Stormwater Management Inspector. Chris Miller has taught Expert Witness Seminars at Stetson Law College and is the driving force behind Suncoast Inspections.com, bringing over 25 years of residential home inspections and commercial building construction experience to your inspection.

What is an Independent Inspector?
We strongly believe that there must be no relationship between the real estate agent, broker, contractor and the inspector. An independent inspector does not receive business from real estate agents. Which means he is not recommended by an agent, does not expect repeat business from an agent and therefore has no loyalties to the agent. Real Estate agents are in a position to control the transaction and they will do so if you let them. They may recommend three inspectors, (they know well and have used), confident that their inspector will not upset their real estate deal and commission. Why would a real estate agent risk loosing a sale by hiring a thorough inspector that might kill the deal? It is a fact that real estate agents will hire inspectors partial to their position in the transaction, not the clients. It is a major conflict of interest for a real estate agent to recommend any inspector! Why do we videotape?
The primary reason is to document the current condition of the dwelling at the time of inspection. It also documents what was inspected and uncovered by the inspector. A camera has the ability to capture much more than a single still photo. The tape is archived for over five years and is available for our clients should they ever need it, for litigation or insurance purposes.
